Pre-Purchase Plumbing Surveys

What is a pre-purchase plumbing and heating survey

A pre-purchase plumbing and heating survey is a specialised inspection that goes beyond the standard checks included in a typical building survey. It offers a detailed assessment of the property's plumbing and heating systems, ensuring you have a clear understanding of their condition before you buy. By identifying potential issues that general surveyors typically overlook, this survey can help you avoid unexpected repair costs that can run into thousands of pounds.

What the Process Involves

Inspection

We work with you to schedule a time to inspect the property. The first thing we do when we arrive is turn on the central heating system (from cold) to evaluate its performance. This includes assessing the oil fired boiler, pipework, radiators, and overall heat distribution to identify any appliances that may not be functioning properly.

Thermal Imaging

Using a thermal imaging camera, we monitor the heating system to visually assess how it warms up to identify any possible inconsistencies.

Endoscope Examination

Hard-to-reach areas, such as behind pedestals or inside cupboards, are examined using an endoscope to inspect pipework and hidden components.

Thorough Testing

We conduct functional tests on all central heating and plumbing components to check for proper operation, soundness, and faults. During this stage, we also check plumbing and heating components that are prone to faults to ensure a thorough assessment.

Comprehensive Reporting

The on-site inspection typically takes several hours to complete. Afterwards, we compile a detailed report, which is emailed to you within 48 hours. The report includes on-site observations, thermal images, recommendations, and estimated repair costs, if applicable.

Cost and Payment

  • This service costs £450.00 for properties with up to five bedrooms. Larger properties are assessed at a bespoke rate. Contact us for a quote.
  • Payment is required via bank transfer prior to the survey.

Important Notes

  • All tests are standard functionality tests and stay within normal operational parameters.
  • Oil pipes are not pressure-tested; the inspection of the oil supply system is limited to visual examination of above-ground components.
